As a professional property management company, our property managers will help all owners to manage their houses in accordance with the laws of Queensland, Australia, and relieve the landlord of all the troubles when renting out. We can help landlords to deal with any housing problems, such as acceptance of new houses, opening of houses to the outside world, market launch of rental advertisements, later rent collection, basic maintenance of houses, and timely payment of various municipal fees, water fees, property fees, and more.
1. Property Appraisal: Conduct a comprehensive appraisal of your investment and determine what are the key factors in attracting potential tenants. The size of your property, how many rooms and bathrooms it contains, whether it has secure parking/garage, ducted central air conditioning, carpet or wood floor construction, how old the property is and more!
2. Location: An assessment of the location of the property can be another selling point, nearby amenities, shopping centers, schools, bus stations, etc...
3. Market: Current market conditions and market trends for similar properties in the area and surrounding suburbs
4. Your opinion and thoughts: tell us who your ideal tenant is, and whether you rent out your property furnished or unfurnished, pet-friendly properties, covered bills and maximum number of tenants.
Obviously no. Regular quarterly home inspections and lease renewals fees are covered in the daily management fee. Other expenses will only be incurred after obtaining confirmation from the owner.
We mainly select tenants for the following five aspects:
1. Does the tenant have the ability to pay the rent?
2. Is there a possibility that the tenant will not pay the rent or pay the rent late?
3. Does the tenant cherish the property and its interiors?
4. The third party's true evaluation of the application.
5. The authenticity of the tenant's identification and information.
After receiving the tenant's application form, we will investigate the tenant's credit history, past rental history and income, and then integrate various information and provide it to the landlord for reference and review, to help the landlord choose the most suitable tenant. The final decision then rests with the owner.
Flyhomes will pay the owners gray rent every month on a monthly basis. For example: all rents in January will be disbursed on the first working day of February.
Flyhomes only needs you to inform the address of the property and the contact details of the current agent, and we will handle all the subsequent handover for you.
Under the normal process, if the tenant owes the rent for the 8th day, we will issue a form 13 breach notice according to the regulations. If the tenant has not received the rent after 8 days, we will issue a form 12 notice to leave to the tenant for a limited time to let the tenant vacant the property. If sadly, the tenant still does not pay any of the rent, RTA intervenes in mediation, the mediation fails, lodge QCAT, hearing after 4-8 weeks (this is the QCAT process) and then the tenant moves out with QCAT order and asks the tenant to pay the arrears.
If the tenant pays here, the rent has actually been owed for at least two months (or maybe more). But there is a special case where the tenant is in financial hardship and the court allows the tenant to set up a payment plan. When will the landlord's received some rent? Among them, the QCAT application fee and the agent's QCAT service fee (this fee is not part of the standard service, and the agent management fee is not included) are all borne by the owner, and even some owners need to bear the cost of the home loan.
At this time, if we have landlord insurance, we can pay all the rent arrears and pay for cleaning and house damage cost immediately after the tenant moves out. Every insurance has its own payout period, but waiting for an insurance claim to settle is much faster than going through the legal process.

Just tell us the general information about your property
Our professional department manager or leasing consultant will meet with you in your property, measuring the current condition of your property through on-site inspections, and understand the main issues that you need.
After inspecting your property, we will provide you a detailed and individualized rental appraisal report stating how much we recommend for rent, referring to current market price, and how to improve the property by organizing repairs and cleaning if needed in order to achieve higher rent.
Our professional team of photographers will shoot and edit the best pictures to present your property. We will edit the most professional and personalized text to introduce your house and advertise on realestate.com.au and other public/social media platforms. A ‘For Lease’ signed will be displayed in front of your property in order to attract more potential application.
We will conduct inspections three times a week to show prospective tenants your property.
We will carefully review every application including each applicant’s previous rental history and confirmation of current financial status. To evaluate whether the tenant has a blacklist record, whether they in a rent arrears, whether there is a record of damage to the property before, whether any breach notices were issued. For your preferences, we also professionally advise you to find the suitable tenant.
When you approve your preferred application, we will step in to the next process. Normally we require a 4-week bond and 2-weeks’ rent deposit from tenants to secure the tenancy. Afterwards, we will prepare relevant lease and bond agreement documents and finish the signing process.
